Sad Room rental fair price please help - 08-11-09, 12:25 PM

Hello all I am a newbie and need some advice.
I started off renting a room for £18 a day we then agreed a change to 25% after a while I was asked to pay 30% which I begrudging did now they want 50% and I am thinking they are taking advantage because they see I am doing ok.
I will add that I am self employed! I supply my own products equipment etc They supply Utilities and the room which includes a couch and shelving.
There is another therapist which does holistic treatments and the owner now does Manicure/pedicure and has an infra red sauna pod
There is another issue going on that I feel undermines me too
In the beginning we all did completely different treatments that did not overlap
Now the owner has pinched Man and ped from me and the Holistic pinched massage and now wants to add a facial to her list of treatments
I was not consulted on these changes they were put to me as a life saving must or the salon would go bust !!! so each time I gave in for the sake of the salon
I am busy most days while they are not
I just feel they are taking too much from me and now they want even more

I would personally recommend getting a contract signed up hat states what you pay as it sounds to me like she's just going to keep changing what she wants and eventually you'll be paying god knows what. As for doing well in the room you are renting, how have you achieved this? Is it through your own advertising or is it through her clients having treatments done from you?
Was just thinking if it's from your own doing then you could shop around and rent a room elsewhere close by and take all your clients with you.

It sounds to me like this woman is out for all she an get which is understandable when the economy is the way it is but that doesn't help your business get off the ground either.
Have you tried talking to her about the rent increase and the new treatments they are doing that are conflicting with your treatments?
