Local Room for Hire -

Hi Geeks,
Just a bit of advice please. Yesterday I saw a room in a Clinic which seems perfect for me. The cost is £450 per month inc bills. I buy my own products so all monies taken is for me!
The location is great (High Street) and it's round the corner from where I live.
The one negative point is that the room is in the basement with no natural light or window - I'm really keen on this room, but need other opinions too!
What do you all think?
I'll be doing Acrylic and Gel Nails.

A few points you have to consider if your in a basement with no windows are:
* What about your acrylic fumes?
* What about older clients getting up and down the stairs?

These sort of rooms are ideal for massage and facials as they're usually pretty cosy with the fact that they can be quite dark.
As for the cost of renting the room, do you think you'll make enough money to pay the rent a month?
Why not ask if you can have slightly reduced rent for say the first 2 months while your getting yourself on your feet.
Is the room inside a hairdressers?
