Renting a beauty room-questions to ask?

Hi geeks
I'm looking at renting a beauty room preferably in a salon and I was wondering what questions would you ask the person I will be renting from? Also what is a rough price I should be looking at to pay per week?
I'm new to all this and I know it's going to take time and hard work to get established.

Some of the questions I have thought about are

What is age range of current clients ?
Would I be able to pay half for a period of time ?
Are clients looking for the treatments I offer?
Would I be able to open on days you are closed ?
Can I sublet my room once a month to a semi permanent makeup artist and Botox specialist ?

Are these suitable questions and are there any others I should be asking?

IT's good to know what the existing client base is for the salon .. as they will be your most obvious customers, but you should also be able to bring in your own with advertising.

Going from past threads on this board there are some basics to check out.

Are you renting for the exclusive use of the room or just for set days? ( post have been put on here when landlord has wanted to rent out the room on days therapists don't use it)
Will you be restricted to working within normal salon hours ( they may not want you to lock up at night).
Does salon noise travel through the walls /door. Do you clients have a waiting area and what are the toilet facilities for clients like.

Obviously there are loads of threads where salon owners wrongly treat room renters as staff ( dictating hours /holidays / they take clients money and pay a percentage ) So don't fall into any of those traps.

You can certainly ask if you can sublet ( but I doubt they will let you ) but the salon owner is unlikely to know the licensing conditions for botox/ SPMU

Are you able to have keys?

How will bookings work? Do they take bookings for you? X

Ask every silly question you can think of... Or it could really grip you if you thought it was included in your rent and then they ask you to pay

Who pays for -
Coffee and drinks
Laundry services
Toilet rolls etc
Am I expected to wash the dishes or empty the rubbish
Will you be employing and else doing my trade
Do I get a key
Do I get a holiday break on the rent
If I rent for 3 days will you rent the same room out during my days off
If it's a room is it sercure
What happens if I'm poorly
Do I get walkins or just appointments
What services can I offer, even if I don't do them yet
Are they insured
Do I have to be insured
Can I sublet
Are they allowed to sublet
