I am looking to open my own skin clinic this year and I was wondering what the average rent people are paying on their stores.
also what the difference is between renting and leasing I have looked at two shops on is £24000 lease and £8000 rent a year and the other is £25000 rent a year with no lease charge whats the difference in the two. If anyone can help I would be grateful
 
Hi, Basically a lease is a legally enforceable contract. It covers everything even down to building maintenance and decoration etc.

I have a 10 year lease, which means as long I don't do anything silly (like not paying the rent or damaging the building) means that it's mine to use for 10 years. When the 10 years is up, I have the option to renew it again or not. I also have a rent review every three years, but there's rules which only allow the rent to be increased realistically, using the current rates of other rented properties.

Basically, it gives you the security to build and establish a business which, just, renting doesn't give. It also gives you a business (and lease) to sell on should you want to at a future date.

As to your first question, it's not really useful to ask for rental costs unless it's by the square meter, if you see what I mean:)

The costs for shops vary enormously across the country. What I consider reasonable in London would be unheard of in the North.
