Beauty rooms - how?

An unexpected opportunity has come up from one of my contacts for me to rent out beauty rooms under one roof in Croydon, maybe 3 or 4 rooms including:

•*Nails - definitely
•*Waxing bar - brows and facial
•*Intimate waxing room
•*Tanning
•*Possibly makeup? not sure about this one

It would be a completely new venture and none of the rooms would compete with each another.

Need to do my research and find out more about how I would go about renting out the rooms and how does it works operating beauty rooms

Question:

•*what sort of rates could I get for them?

Would really appreciate feedback from both those would have done it AND those who rent rooms.

Fab treatments that work so well together! (Plus you could probably advertise your photography sessions there too!) x
 
Thanks S - it would mean that I could get my studio back and yes, I'd be able to advertise my photography so they can come to my studio.

Thanks for the encouragement ladies, however, I think I need to get a business plan together and do some real market research before taking advantage of this opportunity. Plus I don't have any experience in operating beauty rooms - although that's not a show stopper per se. xx
 
Could be good opportunity. Definitely work the figures out and do lots of research xx
 
hi im new here but first started out renting rooms in a hairdressers,i myself do all the above treatments so would not be willing to rent a room where i could only do tans or nails etc,i think that may cause problems,hth.

Hadn't thought about it that way, so thank you for a different perspective. Any thoughts how it would work if there were a number of rooms available where similar treatments are available from each? How would clients be distributed? I guess it would be simple enough when each of the room therapists bring their own clients.
 
would it be an option to rent the whole space out to just one therapist maybe,i just think maybe (sorry if i sound negative)it would cause some problems and i know most of us trainned to do all the above treatments,and i dont even know that after you let a room if you could actually tell them what treatments they could actually perform,as you would only be the landlord xxx so sorry to sound negative xxx

Not sounding negative at all :)

Food for thought, however, that wasn't the vision I had for it; but if that turns out to be the general consensus and I was unable to rent the rooms as initially planned, I'd need to rethink.

There must be therapists who want to specialise in particular treatments, how would self employment work?

Thinking aloud I guess.

Sounds good but...again sounding negative, i am creating a 2nd treatment room and wanted a threading bar but my beauty therapist sees it as competing against her waxing services so it is hard to please all

I think threading is different, weird analagy but generally people like waxing OR threading not both like hmmmm chinese OR curry, but I want everyone to be happy

However we currently have one lady offering shellac and one gellux and that seems to work as neither are here full time and again some prefer one product to the other

Interestingly I am a unisex salon and am considering using the treatment room as a barbers! Its all about seeing the bigger picture however on the hair front I only have my opinion to worry about

Tread carefully and dont limit your therapists
 
How about open the beauty side as a business in your name offering all the services, and take on the therapists on a self employed basis, that way they can all do the services they want and clients can choose who to go to as they may want all off one therapist or different things off different people, this is how it used to work where I worked and the therapists were fine with each other and helped each other a lot balancing bookings out, the only room they shared was spray tan, everything else like waxing they had in there own rooms along with things to do makeup and nails, alternatively a separate room where a few nails and makeups could all be done at once could be made where they can work together in the room.

How about renting them out to: a beauty therapist, a physio/osteopath, an aesthetician in say laser or teeth whitening and a spiritual healer/reiki healer or some kind of life coach?
I think this combination would work well as they are all offering something different under one roof and not competing with one another? Hth x
 
P.s I rent a room in a health club and I am very busy. It's great because it's already a destination as I get the footfall from the club. If I want I can use the room from 7am-10pm 6 days a week. Great flexibility.
 
I have many clients that book several different treatments at once... if you had a client do this you would have to walk them from room to room, not sure if this would look very professional and booking would be a nightmare. Simply running it as a normal salon with many rooms and therapists would be your best bet or ensuring you rent to different professions. IMO :))
