hi looking to convert my garage to a home studio, has anybody done this and how do your get round the commercial side as I don't want to be paying out loads of money to be able to just work from home for a few days a week?

Your first step is to apply for planning permission from your council to convert the garage and permission to run a business from your home then permission from your mortgage provider and home insurer.

Depending on the services you offer, you might need to apply for a Special Treatment licence too.

I'm looking at doing the same, I contacted my council, and they said I didn't need change if use or planning, just to go on gov site re business rates.

You’re lucky then. That’s great. Different councils have different rules and some are a lot fussier than others.
