How to collect commission

Hi I own a hairdressers in Stockport and have a room I have recently advertised for a self employed beauty/holistic therapist, I ideally want someone to rent the room outright each week with their own client base and obtain new clients from the salon. However I have been approached by a therapist who is currently mobile wanting to be full time salon based, renting a room, we have agreed to do it on a commission split to help her as she develops her business then moving to rental after 2 months. I initially lose out as I only get paid if she is busy versus somebody paying rent, I still have to heat the room and provide lighting and facilities etc but happy to help her as she starts off and happy to do it on commission as hopefully this will cover the daily rental so it works for both sides.

Being self employed she is going to take all the bookings and they pay her, she will the pay me the agreed percentage each week but I’m left wondering how this works, i won’t know what treatments she is actually doing, it is down to trust but I have to put my business head on and think that it is open for me to lose out if she is just saying she is doing waxing and actually doing specialist lashes and body treatments also she is working her own hours and wants to work longer days then I am open as I do half day openings on two days so I won’t even know if she has clients in she could tell me nobody booked in so no commission.

I am a very trusting person and I don’t think she will misuse our arrangement but I was just wanting advice really from other salons who offer a commission rather than set rental.

Honestly, it is down to trust. It's why percentage splits never really work well and flat rate (like you will move to) is the best way forward. Just make sure you have a good rental agreement in place.
 
Don’t do it, you’re not obliged to ‘help her out’ as she’s not your employee and she’s a completely separate business. You need to just have a flat rate and if she can’t pay it, I’m sure you will find someone else.
 
It does work with some of our clients.

Their set up is sometimes trust but mainly they require the self employed renter to put all bookings through a system (like Schedul, which is free and works very well).

Each month, the renter provides the salon with the financial summary report from the booking system which shows their takings. The salon then invoices the renter for their %.

As a check, they randomly ask to see a client (that’s just left the salon) booking in the renter’s system.

Some even set up the renter on GoCardless so they can take the money owed straight away.
