Hi guys, I would really welcome some honest opinions about whether you would regard the following as a good offer.

Beauty salon/nail bar available to rent. Newly decorated, furnished with manicure stations, pedicure chairs, reception counter, self-contained beauty room for other treatments.

Situated on a high street considered to be a prime retail location as it is in a very affluent area (average tip £2-£5).

Established client database (approx 75 so far) email database. Rental price includes ALL current stock and equipment (80+ nail colours, footbaths, Shellac, Minx, CND lamp, everything needed for manicures, pedicures, waxing, eyebrow/eyelash tinting)

RENT & RATES PER MONTH £2117 payable quarterly in advance (no deposit required - can literally just move in)

I can provide further details but just wanted to get an idea if people feel this is a good business model.

No unfront costs apart from rent? bite their bloody hand off. A salon would cost you about 20 grand to set up from an empty shop, even with a cheaper rent, it would still take years before it evened up.
 
Oooh thanks for that!! That's what I was hoping for. I'm actually the one doing the 'offering' and I figured it was a good deal because of no upfront costs but wanted to run it by some professionals to check.

I guess I'll go and get an ad put together then.
