Maternity when renting a chair

Hi

I’m now about to start In a new salon renting a room to do beauty, I have a contract to sign which states I need to pay for the room while I am on maternity leave, I understand this but should it be that I only pay if they can’t fill the room and I want to keep it? I’m not pregnant yet but looking to try later in the year. Also the salon is on the side of her house and can’t imagine the outgoings being as much as a stand alone building? Thanks
 
Renting a room or chair is akin to renting a house imo, payable every week no matter what. And should be not transferable to anyone else. Until the term of contract ends
 
As beckybee said, I'd say it's payable unless you want to give it up prior to your leave with the adequate notice.
