Renter conflict problem, really appreciate any advice

Hi Geeks,

I'm currently renting a room within a studio (after looking at every room I could find, it was a saviour because it's affordable, right next to home, nicely decorated and I can keep my kit in there).

So I have got a really good deal. The owner was struggling to. find anyone to rent the room so agreed to hourly use with keeping my couch/wax trolley/pot etc in there and some shelves. I have so much stuff so it's the only way I can do it (medically not allowed to drive and can't walk with wax pots and steamers and a couch, I've tried it and it doesn't work). I am aware it's a really amazing deal because it's unusual for paying hourly. I am in there most days for a good few hours when it otherwise wouldn't be used so she's still making money from me.

So my issue is.. There's no customer service.. I was massaging today and was finishing up with 5mins until my next lady when there was a disturbing knocking at the treatment room door. I ignored it of course, because my clients come first. But the experience for her was already completely ruined.

I ended the massage and left my lady to get dressed. The owner was outside and I said really politely 'please don't knock on the door while I'm massaging.' I had informed her that I was doing a massage twice, so she knew full well I needed quiet but instead of apologising she retorted that I'm not to have my clients sitting in her studio waiting and watching her clients have their personal training sessions.

So there pops my lovely regular lady who has come early and is sitting on a bench in the studio. I was mortified.

My clients usually wait outside for me and text when they arrive (I work with anxious ladies that come for a one on one service so they only come into contact with me, I meet them outside, walk them through the studio etc). But my client told me the owner had ushered her in and insisted she come in and sit down even though she told her she was happy waiting outside.

So what on earth am I to do? The aggression was unexpected because I've never been anything more than polite and timely and really nice to her clients when they are around.

I escorted my lady out (the one that was early) after her appointment and locked up my room so I didn't have to have a conversation about it.

I hate conflict. Absolutely hate it. All I did was ask for her not to knock when I'm massaging. Surely it's a given..?

If you have any recommendations on how to approach a conflict or to resolve it I really appreciate it. I'm desperate to just pack up and go, because I AM her client too, I pay her for my time, so I don't expect her to be rude to me in front of my clients or disturb their treatments... But I've got nowhere else to go.
 
Oh dear this is not good. First of all i would get or a make a little sign for your door which says something like please do not disturb, treatment in progess. This should be a big enough hint, if not then you will have to start getting firm this is your business after all and you cannot have interuptions. Secondly is there not a place where you can put a couple of chairs for your early clients to sit on whilst they wait for you? Try if possible to vring this up with the owner that there is a negotiated area for clients to wait, they shouldnt have to wait outside if they are early. If this has caused irreversable tension and conflict between you though then i would start looking for somewhere else to rent pronto and inform clients of the move as soon as you know. Good luck.
 
I rent out 2 rooms and as a salon owner it's s learning curve for us all in this landlord relationship . I made signs for my tenants to help with this 1 side clearly states there business name and contact details ( because as self employed they must have this up on display and I was sick of asking ) and if busy they flip it over saying treatment in progress please don't disturb , it works well .
Does sound like you might have other issues to iron out thou , good luck
