Please may I ask for some advise. I have few questions regarding signing the shop lease
1) did u sign the lease after the planning permission was granted ?
2) is it a good idea for the survey to be carried out before the signing of the lease?
3) any recommendations for a good London based commercial solicitors please and architects please?
4) landlord has agreed on a rent free weeks - wondering if it begins from the day you sign the lease or from the day you start trading ?

Before you do anything, find a solicitor that specialises in commercial leases. Let them look through the terms of the lease. Commercial leases are very different to residential leases and a landlord can add covenants and clauses that weigh heavily in their favour. They'd also be able to advise on the other questions you have asked. You can Google 'legal 500' to find a good solicitor.

These questions are questions for a commercial surveyor. You need to get one!
 
A commercial surveyor does lots of things, not just surveys. Not every surveyor will do lease negotiations. If you contact someone who doesn't do commercial lease negotiations they will refer you to someone who can help.

A commercial surveyor advises on commercial leases and helps guide you through the process. They will negotiate with the landlord for you. I have negotiated through a solicitor and through a surveyor. It's better through a surveyor. A surveyor can save you money because they know what the financial pitfalls are for the unwary tenant.

A commercial surveyor has a lot of professional expertise. You might feel you don't need a solicitor if the lease is straightforward but you do need a surveyor. Your surveyor may also be able to suggest a solicitor and architect for you
