Stuck with what to do another beauty room or premises

Hi geeks im looking for a bit of advice from everyone who would like ot offer it.

I currently rent a very small beauty room within a hairdressers. All of the clients are my own from building up the business from scratch. The problem is i am really struggling for room now and it's holding me back. I have no waiting room and inside the small room is a beauty bed, all my products and a manicure station. The room has no window and is just off a corridoor at the other side of the salon away from the hairdressers.

There is a room next door to my small beauty room which is bigger which the hairdresser has said i could have for more rent as at the moment i only pay a percentage of what i earn. Im not sure who would be paying for this room to be done out as i dont have a contract as i sublet so im slightly reluctant to pay all the money for it done out as there is LOTS to do to it. She also has not told me how much she would be wanting in the way of a rent for the room. How much do you think I should offer?

On the other hand should i look around for a premises of my own so all of my hard work cannot be taken from under me at the drop of a hat.

Advice please?
 
Could you possibly negotiate a little higher percentage, or explain to her by having the larger room you would be able to accomodate more clients therefore she would get more money through the percentage scheme?

I've got a reaaalllllyyy big beauty room, which one day we'll split into two or even three rooms, and before I employed my beauty therapist I was gonna rent it out for £150 a week. If you are going to have to kit it out yourself, make sure you get a proper contract in place. Good luck!! :D xx
 
Thanks Kim I'll try that. Im just thinking with me not having any rights to it that i shouldn't really be the one to have to do it out as there is LOTS needs done to it before it would be ready and it needs a beauty room inside of the room put into it also and maybe some more electricity plugs
 
i would get some contract put in if you are gonna have to put any money into anything you can't take with you if anything bad was to happen. and if you are getting workmen in, make sure to shop around :D xxx
 
I think it depends. Ask her how much she wants for it! The beauty of renting a room in a hairdressers is having access to the salon client base. If the clients are not your target market, it may be worth ringing round and sounding out other salon owners.
It may also be worth having a little nose round empty shops in your target area, just to see what is available and for how much.

All the clients i've had have been my own. The salon is a little old lady salon so the only work i ever get is the odd eyebrow wax thats it! The location has been ok for the clients that i have but i think most of them would come to where i was if im honest. I think having the beauty room has done wonders for me instead of being mobile but it has very much been what i have made it so I think I could make it anywhere really if i advertise it correctly.

It would be nice to be in a salon where i can pick up business from their clientelle

The problem is that she cant offer me a contract as she has a lease hold so i am subletting and the landlord doesn't know i dont think
 
subletting is not normally a problem. Percentage splits can be tricky in a vat registered salon.
If you have done this well in a little old lady salon, you would fly in a mixed age group salon. It is def worth a few phone calls. In tough times, salons are pleased to get a little extra money from a room rent. Plus it can be a way of introducing extra services/draw in more clients, with no outlay for the salon owner. As you have your own equipment already it would be just printing costs.
