Just after a bit of advice please. I am currently looking at renting a beauty room to rent in a hairdressers. She's asking me to pay £80 a week, which is fine. But she's also saying that if I service any of her clients then I will be paid 60% commission. Is this normal practice? The contract states this 'the following rules apply to all clients: all existing clients of *** and any new ones including passing trade are clients of ***. Should you service any of *** clients you will be paid 60% commission. ' This sounds like I am paying rent but also only getting 60% on any service I provide - or am I reading this wrong? I haven't signed anything yet, but don't want to make a fool out of myself before I go back to discuss it. X

sound to me like your paying rent, but the salon is taking the money you do for treatments and then only giving you 60%.

Do not accept that, a 60/40 split is quite common, the person supplying the products taking the higher % but not paying rent as well.

If your keen to work there then negotiate.
60/40 split but don't pay rent.
pay just rent.
pay a lower rent and ask for higher commission e.g £50 a week rent plus 80%.

So if they gain clients from you will they only be receiving 60%?
I really wouldn't be happy with paying 2 rates xx

I've spoken to her and the comission part is only if I pay rent and they are her personal clients that she refers to me. I kinda think that is fair as she has a list of clients already lined up for me. Otherwise it's 60/40 to me with no rent.

I think I am going to go with the rent because I don't want to end up giving her more in % than I would in rent. Thanks for your advice geeks.

So she's thrown another spanner in the works... She's advertising for a nail tech too. But apparently she thinks they'll only want to offer acrylic nails. I specialise in natural nails. Should I bother to negotiate a cheaper rent or just forget the whole thing?

if it's what you really want get it in your contract that only you will be offering natural nails treatments and no one else.

don't rush into it make sure it will work for you x

I did put my concerns to her and am waiting for her to phone me. To be honest, I don't think that she will. I don't think she's happy with all my questions and suggestions. But I do have a niggling feeling about this and something doesn't feel right.
