Hi I am fairly new to the site so please be gentle. My dad has kindly offered me the chance to rent the room at the back of the extension at the side of his house and i have a few questions i need answering if anyone can help me please.

1) As there is a garage at the front of it so thats one access point and if you go around the back of his property there is a seperate access point into this room would it be classed as ok for fire regs?

2) who would i need to contact with regards to insurance etc for it

3) Any other advice would be greatfully welcomed :)

Hi, You are best to contact your local council as they all differ with their regulations. Tell them your plans and how you want to do it and they will tell you exactly what you need to do. hth. Claire x

Since it isn't linked to the house you will also need a music license if you intend to play CD's, put the radio on or anything. You can get this from the Performing Rights Society and I think its about £70 - 80.
