How much rent do you charge other professions???

Hello Fellow geeks

Just hoping for a bit of feedback and advice from you all.

Basically we are a new salon, have been opened for 6 months. We have been approached by a botox/filler doctor who is interested in renting a room from us.

We have had a brief chat but are having a formal meeting on friday.

Over the phone we discussed days and bookings and have more or less agreed to the Dr working one evening per month to start off with a view to go fortnightly and then weekly as the cliental builds up.

The Dr is highly qualified and is based in londons harley street and has a large existing clientele.

We have discussed bookings, and the use of our facilities and have kind of agreed that all the bookings for the Dr will go through our salon and be booked in our appointment book by our receptionist.

The Dr will provide all her own literature,products e.t.c but we will promote her within the salon as well as adding her to our website and information on our board outsisde our salon.

We are confused with what to charge, she will be with us for approx 4 hours.

Should we charge an hourly rate? or a flat rate for the evening? or perhaps a comission such as we take 15%-25% of her takings.

She has told me her prices are competitive so she does not have a large profit margin.

Any advice or experience is extreemly welcome is this is a new area for us

We operate in a very similar way - holding a montly clinic & a complimentary follow up session 2 weeks later (this is quite important in my opinion).
We take 20% commission on all treatments.
We advertise and market quite heavily but do not ask for contribution from the Doctor. The service does attract clients who would not necessarily come to the salon / clinic and it provides us with a good opportunity to cross promote the services we offer independently.

Do you have any update on how you got on with your Botox and dermal filler clinic?
I would be very interested to know how it panned out for you as I am in a similar position.

what strikes me as being a bit strange is why a Harley Street Dr with a busy clinic and large patient base would wish to rent a room within a beauty salon.

I do not wish that to offend in any way - just seems a little odd! As a MediSpa specialising in cosmetic dermatology and botox/dermal fillers, I can tell you that beauty salons do not do so well. There is a misconception that as these treatments are extremely popular, beauty salons will do well offering them - however, in reality, the general public mostly go to specialist clinics and MediSpas. Obviously you will get some customers but I an not sure enough to justify fortnightly clinics. As a general rule though, I would expect to charge on a commission basis. The usual rate is between 10 and 15% of the turnover for that session. 25% is a bit high! Don't forget a small percentage of a moderate amount is actually not too bad!

I have worked in Harley Street, (and trained there), and know most of the practitioners. If you wish, you could pm me and I may well know who he/she is. In this industry we all know each other and meet regularly at conferences/training venues - so I am not meaning to sound like a know it all!
