I'm thinking about taking the plunge and opening my own salon, I've been to see a shop that was previously a beauty salon but needs a bit of work doing to it cosmetically but also a flat roof needs fixing (which the landlady has Promised to fix).

They have said they will reduce rent and the rateable value is low so will not have to pay business rates until Sept 12, if I go for it I would like a rent free period, what would be a good starting point to negotiate?

Also rent is still higher than rateable value so should I ask to reduce rent even further?

Would really appreciate advice.
