Renting a room in west midlands

Hi guys, Ive been a therapist for 11years but have worked in a salon all that time, im getting to the point where i cant work for my boss anymore. I could have the chance of renting a room in my area, its just all so daunting, im hoping some of my clients will follow but you never know if they will do you? Its in a well established hair salon so im hoping for their clients to come to me aswell.
I was just wondering if anybody knows about room rates around the midlands, also do i need to get insurance and things like that, any info would be greatly appricated.
