Renting out a beauty room what to think about

We have a room in our salon which has been rented out in the past to people we knew so felt no need for set ground rules now that this room will be rented to someone we have no past with what things should we think about to keep ourselves right? Like should we be supplying Wi-Fi? Should we have a contract written and how do we do this? What kind of things should be within said contract etc. The company possibly renting is a more established business looking to expand and were just concerned we get screwed over so any help or advice would be greatly appreciated xx
