Turning a house into a salon!!!

Hey guys! I opened my salon about a year ago and it has been amazingly successful. I rent out the right side of a commercial house in a downtown square and I am hoping to own my next building. I love the concept of having a business in a cute little house and would love to buy one and start working on one (renevating) since I have two more years left on my current lease. That way it will be a smooth transition out. I know that I would have to propose the idea to the city Council and get the property zoned commercial before buying it. And I know that it would have to be AED accessible and up to fire code and I would need permits for some of the renovations. And it would have to be in compliance with the state board of cosmetology .Am I missing anything? Legal steps for me to turn a house into a hair salon
