Usual rate for split commission on room 'rental'?

I'm looking at 'renting' a room in a local hairdressers one or two days per week to do massage. The room isn't huge but has a sink and, hopefully, a few ready made clients. However, never having done this before, what is a fair split on the takings? Thanks in advance
