Advice on how much rent to charge

We are about 6 weeks away from opening our rent a chair salon. We have just got to finish off the next door shop ( both are on the same planning permission so can't open one side until both are finished and signed off)

The salon side is almost there, we are all sorted on that front, but we have a very large room upstairs, please see picks. It would suit a beautician perfectly, but we are struddling to get an ideal rent where we make money and it's fair to the tenant. It's completely rebuilt building, lots of insulation, double glazed and gch, so will be nice and toasty. Three large windows, complies to all building regs so fire and smoke alarms, emergency lighting and fire escape etc. It's approx 900 square feet and just had heavy duty laminate flooringf Fitted. It also has its own toilet and wash room.

The shop is on a main rd, mixed commercial and good residential. Private car park ar rear, public car park very close by. Stoke on Trent

How much per week do you guys recon it's worth, all bills will be included in the rent. Just looking for an idea as I know lots of things come into play
