Beauty rent a room

I am renting a room to a friend for beauty treatments. I have said that I would want 30% of her earnings and she provides all the equipment /material. She his responsible for advertising and her insurance.
I will make her bookings.

There isn't a client base at the moment so needs to be built up.

I was going to take 40% of her earnings but she will be using good products not cheap so don't want her to be out of pocket.

I don't want to charge rent per day cause I think that she could pretentiously make a good client base and it would be more profitable to myself this way.

Do you think it sound fare x

I think sounds fine to me.
However only thing I would say (don't want to be negative) is to be careful working with friends

She's not a close friend, it's ok.. I can be firm.

If I provide all the stuff, and went 50/50 doesn't stock normally cost 20% of treatment roughly or can it be more in beauty..
