employed to renting out rooms

I currently employ Beauty Therapists. Due to various factors I would like to rent space. I have a very successful business but dont want to employ anymore. Can anyone give me advise on costings and ideas how to change the employed therapists to self employed therapists working under one umbrella! thankyou for reading this
