Help! Going from mobile to trying to set up a base

Been doing mobile for a while and I'm fed up of carrying my stuff everywhere and how long it takes to set up when arriving to houses.
I need some advise.. Do I get a log cabin and do clients at home or do I pay rent etc on a room (which seems impossible to find one) and get more clients as i will be able to advertise to everyone.
I really want to have a base does anyone know the best option in this situation

Believe it or not, round by my area beauticians are hiring a room in a .........tattoo studio! And they seem to be doing really well. Smart idea really. You get more custom plus more referrals.
