New salon advice please

Hi everyone

I currently rent a small room 4 days a week within a beauty salon but
an opportunity has come up for me to have my own salon. I'm not the only therapist where I am now so I only really get new clients when my existing ones pass my number on.

In this potential salon there's 2 rooms & a reception area;

These are the pros;
Always wanted my own place
It's above a very well known hairdressers
It's just outside a town
It's in great condition just needs wallpaper etc
I can have banners & my own a board outside (I can't where I am now)
They have clients who ask for nail & beauty treatments (there was a lady there for 6 years but she left to have her family)
I could work 6 days a week if I wanted
There's not much competition unless you walk into town

Cons;
Rent is more expensive
Initial outlay for flyers & decorating materials
Some of my clients now may not follow as it's about 20 mins or so from the area where I currently am
I would feel bad for my older clients etc who wouldn't be able to travel far if I left

Should I take the risk?!?
 
Yes. Clients come and go over the time. If this is your dream then go for it.
 
Could you offer a mobile service on a certain day to offer your clients who you think won't follow you cos of distance?
 
Yes I have thought about this as an option x
 
I was in a similar situation as you a few months ago and I decided to go for it, I haven't looked back! It was the best thing I ever did for my business.

Think about it carefully and realistically though.
