Renting a room in a beauty shop for hairdressing

So I've been offered a room in a new beauty clinic for hairdressing.
I'm only able to work 2/3 days per wk but the landlord wants to rent the room out to only one person and then it's their responsibility to find someone else to cover the other days.
I'm sure the salon will be a success as there is no salon in that village, but I feel a little nervous as I've not been in this situation before.
How would this work best, get an other stylist to cover the other days with a 50/50 split on the rent or do a 60/40 on her/his takings?
When you're doing your tax return does that money go under income?

Any advice and help would be brilliant I feel slightly overwhelmed x
 
I think you'll find that you'll be responsible for the rent whether you let the room out or not. If you do rent it out and they decide not to pay, you'll also be responsible. You need to clarify this before you do anything x
