Botox and teeth whitening room

I'm looking at renting a building that was a dentist surgery. One of the rooms is still equipped with a dentists chair - which isn't much use to me, but I wondered if it would be worthwhile keeping the room as it is and renting it for teeth whitening and Botox? Or do most people who offer those services just use a beauty couch?

Thanks Topsi I've not experienced either so wasn't sure. Its a shame I Didn't want to deconstruct that room because the space is spare and all the equipment is wired in :S
