Contracts for Renting nail desk

Hi i wonder if anyone can help me im in the process of renting my nail desk out and wondered if anyone has done a contract with their nail tech and what kind of things i need to include?

Im going to get my friend who is a solicitor to make it all legal but are there any tips that you can give me in the mean time?
