Room rent

Hi,

I have a salon and I'm looking into renting a room I have spare to someone who does hair extensions within a beauty salon.
I have my licence from the council and insurance.
Would I need to update all this or would it be down to the person renting the room?
Also what sort of rates do people suggest for renting a room out?

They will be self employed.

You don't need a licence or insurance the renter does, you'll need a decent contract tho
