Treatment room to rent

I have a room in my flat that I have been renting to a lodger. He is moving out and I wanted to do something different with my spare room.. I was thinking of turning it into a treatment room and renting it out to a beautician / hairdresser from Monday - Friday. Is this something anyone would be interested in? I am willing to pay for redecoration of the room to make it suitable for clients - looking at it as an investment.

Any thoughts or opinions on this idea would be much appreciated.
