Tomorrow I am going to a salon where I will possibly be renting a nail bar. What should I be looking for in the contract?

What is included, whats not included, any restrictions, the hours that are available to you, how much you have to pay, what salon rules you will be expected to abide by. will there be window space/retail space available included in your rent.
