Hello,

I have in a bit of a rut. I have a medium sized room (already decorated) available for a lady who wishes to do physiotherapy, massage etc.. (lowest treatment price is £25.00 for 40minutes)

- her products and equipment will be provided by her
- she only can do evenings (6 onwards) due to a full time job, which if it takes of and she creates a good client base she will quit and work full time in the room.
- I dont know what to charge say for an evening (around 5pm - 9.00pm)
- also due to her times and me locking up I will be open longer , a lot longer
Im stuck in what to charge as although its a few hours each evening, her treatment prices will be a good earner due to her being a specialist, however I dont want her to turn down as its too high too soon, also I will be sending any of my clients wanting massage etc to her (im just doing facials and facial massage)

any help, advice and experiences welcome!

I'm not a salon owner but I am renting a room (or about too) so thought it might help to her the view from someone who has just yesterday agreed a room rental contract.

Starting in September I will be working 9-7pm Wed-Friday (10 hours) and Saturday 9-4pm (7) and have agreed £300 a month for the first 3 months and then £350 after that, this work out at approx £18.75 (£22) a day or £2 (£2.36) an hour.

I have done lots of calculations over the last few days and I have to say it is very scary but I have decided to take the plunge.

At the most she could probably do 3 treatments between 6pm-9pm, she will take £75 and that’s if she does fill all her slots... I’m not banking on being so lucky when I start out.

Out of this she will need to pay for the products she will use oil, couch roll etc (I base this at 10%) £7.50 and then there is tax approx £13.50, taking her down to £54 a night. From this she will need to pay you rent.

You both need to make sure you are benefiting from the deal, you have electric/gas/water etc to pay.

Would you trust her with a key so you didn't have to stick around?

Why don't you agree a trail rate so she can test the water herself but you are also making something from it and then say in 3/6 months time increase it... this deal is what clinched it for me.

It sounds like you have a good deal there! Are those opening hours fixed? Where I first started, I had similar trading hours, but these were reduced after a few weeks. There were other issues too, that I wont go into here.

It must be an exciting time for you... hope you have time to enjoy it!

Have you thought about asking for a % instead of a fixed rent to start off with?

I am self employed and will have a key so it has been agreed I work the hours I want, However out of courtesy of my clients, the salon owner and hairdressers I will work the hours given of provide enough notice as they will be booking in treatment when I’m out or while doing a treatment.

Been doing so much paperwork and finance stuff in preparation it’s all a little scary but I am excited, can't believe it’s actually happening... feels very surreal.
