Just trying to work out if I can make a profit while taking on a massive rental property (massive in price not size!) It's £24,000 pa - am I insane?

What do you pay for your rent and do you make a good profit after paying it?

Mine is £5000 per annum. A present I have 1 treatment room and a largish reception and nail area. I have a large back room which we are going to turn into 2 extra treatments rooms. I also have another large space which I use for storage washing machine, sink etc.

For the first 4 months I didn't cover my costs (which I expected) and for the last 3 months I have covered costs and a little bit more. I don't take a wage/salary/penny for myself yet.

£24k is a lot of money, is this your first salon?
 
What you pay in rent, is dependent on where the premises are.

A side street premises is going to be cheaper than a main road, and what town it is in, footfall etc etc.

See you are based in London. Where will the salon be and what square footage?

You will then get better opinions on the cost
 
24k is about the norm for London, even on a backstreet. I have been looking for a property around Bromley and leases on or near the high street are between 30-100k

It's 900 square feet in Richmond.
