Hi guys

I have the option of having a shop. however got an electricain in today who said that it would be about £2000 to have the place re wired as its a death trap. who should be responsible for this as he is saying it would be our problem but i thought a landlord needed to make sure electrics and things where adequte and safe?
 
I would have thought to that the landlord would be responsible worth going to your landlord and asking also get a second quote just in case as they will prob what a couple of quotes to compare.
 
Nope in Commercial property it's down to you, not the landlord.
 
Hi, If you haven't ageed the lease yet you could insist the landlord rewires the building as part of the terms or just walk away and find different premisses. As the building would be virtually unsellable in its present state, I'd imagine the landlord would agree

If you have already signed the lease, the it is very likely that you will have to foot the bill for the work
 
You don't say whether the premises is already in use as a salon, or is it a totally different type of shop?
Because chances are, if you are completely changing the use and/or layout of the shop you would have to carry out electrical work anyway eg plenty of powerpoints to plug in waxpots, trolleys etc, and perhaps the arrangement of your lighting would need changing. I know I had to do this when I was first converting my salon from a former off-license.
All I'm saying is you'll have to spend out on electrical works if the premises isn't currently being used as a salon, so take this into consideration.

Ah thats interesting to remember I am mobile so havent really come across this.

But think like the other posts say its worth asking the landlord as he might struggle to lease it if this work needs doing.

I have always rewired my salons using my own electricians for 2 reasons;
1. In a full repairing and insuring lease it is down to the tenant, but the landlord expects a copy of the neiec report.
2 I work in my salons and don't want to get electrocuted. We have both water and electric in salons so it really has to be super safe. That means sensitive trips etc, which a bog standard rewire wouldnt give you. Also need lots of sockets rather than the standard 3 per room.
