Employed or Self Employed?

I am looking to open a new nail bar and wanted to ask if it is best to employ or have self employed staff or is it best to rent a space?

If renting a space is the option what would I charge per day, per week?

My girls are all self employed I supply all products and they get 40% of what they earn

Is it 60% to you if you supply the products?? Is this the norm???

im thinking of taking on an experienced tech and I too am deciding which way to go ....
