Need some advice from room renters!!

I have been invitied to view a room within a tattoo and body piercing studio in a busy main street close to home, the owner told me there has been great intrest in treatments such as nail enhancements and tanning in her shop which I thought to begin with was a weird request in that sort of place but hey there might be potential! Anyway as I have only ever rented a nail bar Im not sure on what sort of questions I need to be asking regarding a room rental! Any advice would be really appreciated!!

what is the rent
is it a day rate, week rate, or a percentage split
what is included in the rent
what hours they r open and if you can trade in those hours
if you can trade outwith those hours
if you can advertise on their reception desk
do you get use of their pdq and till
do you get use of their phone line
will they help with costs of your advertising
if you arent using the room all the time, wil anyone else be using it

this is just all off the top of my head x
