What exactly is pax?

i realise its per annum and guess its excluded tax, but am not sure exactly.

and then the other matter which is also being debated in another thread that i didnt think u paid tax on rent or is it that it is all my other charges i.e service and rates etc that arent included?

per annum excluding VAT

Hi, Thanks for replying,

for everyone who searches this in the future, i have since found out its per annum excluding the vat, rates etc. but vat is only chargable if the landlord is registered for it :)

Not being funny, but isn't that what I said?!

It stands for ‘Per Annum Exclusive’, this means that the yearly rent quoted does NOT include any other costs such as Business Rates, Service Charges, or building insurance premium OR VAT. All of these costs are payable in addition to the yearly rent.
So Calla that is not what you said....the only thing you mentioned was no VAT.
I'm not being funny either by the way !!!:)

Yep, you're right!
oops!
