Hello

I am wondering if business owners in this forum might be able.to help me. I have found a shop and put in the offer. Which has been accepted. However the landlord is pushing for completion of the lease and apply for the change of use from office ( its currently and office A2) use to a nailbar. My offer is that we exchange first and complete pending the change of use outcome. But he is saying I need to take up the lease and anything to do with planning is the risk I have to take. What's the rule of thumb when it comes to commercial lease? Have any of you come across a similar scenario?

It makes sense it would be up to you and your risk to change the use but you can make enquiries prior and see how likely it is I think.
