Hi all what are everyones thoughts on sub-letting against employing?

I have a salon which has been up and running for a year now and i am really struggling to rent out the spare room, the business is there for someone who will work at it but every time we get someone exceptional something happens and we loose them in twice the time it took to find them.

so, it crossed my mind to employ so i'd like to know what the pros are to do so along side the cons of course as i dont want to be running before i can walk but also i don't want to turn away as many clients as i have been because i'm fully booked with an empty room next door.

I employ my therapists. Tried renting but had disasters. I make more money out of my employed therapists.
I found with room renters they expected tons of help, and their hands holding all for a hundred odd quid a week.
 
Hi, I completely agree with persianista. We have always rented rooms out rather than employ purely because of our finances. But as has already been said you do generally end up either holding their hands and supplying them with your custom, rather than them trying to build anything up for themselves (which i find really infuriating and frustrating, if we were employing them we would be earning a lot more form them). We have been looking at the possibility of working on a set commission rate rather than a room rent, which we would be far happier with but then the therapists don't seem to like it as much. They would rather fork out for a room and potentially loose money than give a set amount away out of their actual earnings. :confused:
