What to charge for room rental

Looking for some advice please.

I have a room in my beauty salon that I'm wanting to rent out. It's not massive but has enough space for a couch & chair. It's got quite a bit of cupboard space & a sink. It would suit a complementary therapist, chiropodist etc.

The problem I've got is that I don't know what the going rate is these days. When I rented a room I paid £30/day but that was 5 years ago.

The rent will include water, electric, tea & coffee etc.

Any ideas?
