Advice on renting a room

Hi I am looking into renting a beauty room in a really good area near me I am going to view the room tomorrow what sort of questions do i need to ask??

also help on advertising too??

  • How much is rent per week?
  • If the salon is closed ie bank holiday do I still have to pay rent for that day?
  • If I have a couple of weeks holiday a year, do I still have to pay rent, when Im not there?
  • Would I be allowed a retail stand outside my room /in reception?
  • Will the receptionist be able to take my appointments for me?
  • Can I put up posters/ information outside in reception/ on front windows?
  • Do you have a website? - If yes can I have a page on your site?
  • Can I paint decorate my room myself?
  • Is there hot running water in room? If not are you allowed to get a sink fitted?
I cant think of anything else of the top of my head, but will add to thread if I think of anything else.

I rent a room too.
I would strongly recommend if you do take the room, get a lock put on your door.

Remember if you dont ask you dont get, where I am now I dont pay rent for the days the shop shuts ie bank holidays and christmas, but where I was before I did pay for these days!
Also you might be able to come to an agreement where you can get 1 or 2 weeks unpaid rent for holidays per year.

that has really helped thanks, i am very nervous as i am a single mum but live with parents so while i have no outgoings really i think it is the best time to set up on my own as it osnt as risky??? x
 
Do they have a PDQ machine and can you use it,if so how will this work?

Do you use the same till and if so how will this work?

Will you have your own key to the shop entrance(not your room)?

How will advertising work,ie you wont be doing all the same treatments as the owner,and your prices wont be the same,so you need to know will you be able to supply your own price list and if that's the case will you have to have the salon name on the front of the price list?

can you put shelving up in the room

Can you negotiate on a rental price until you build up a clientele

Can you open whenever you want,say the salon is closed on a sunday will you be allowed to be open?

If you use a salons till and card machine, and they are vat registered, vat has to be paid on that money before the remainder is paid to you. It is far better to handle all your own payments.
 

I would recommend to take your own money yourself,

I know of a few people who rent rooms and they all take their own money.
 
Totally agree about taking own money,however you have to weigh up the costs of having your own machine against paying the percentage on using it,in the early days it may be cheaper to pay the percentage,whilst building up clients,rather than renting a card machine and paying for each and every transaction in the first place!!Perhaps better to have your own cash box for cash but pay the percentage on the card mahine.Just an idea to save money in what is a very expensive time.
 
All of the above and get it drawn up on paper... write a contract!

Also;

  • Define, clearly, the area you're renting.
  • What are the dress codes?
  • What about Disciplinary procedures?
  • Will the salon owner promote you with his/her business (advertising etc) will it cost you?

I work by just having a cash box, this has worked fine for me for about 7 years,
I dont have a card machiene and luckily its never been a problem, I do take cheques as well.
Luckily there is a cash machiene in the co-op round the corner for any clients who forget cash and bring their card.

Maybe, when you are looking at the room in the shop see if there is a local cash point that will be near for clients to pop too.

On my leaflet at the back I do state;
Payment; please not we do not accept cards.

Same with us we only take cash or cheques,I meant if there was a PDQ for use already in the salon,could be good to take advantage of it for big transactions,if you only have to pay a small amount towards useing it.Cheques will soon be phased out:eek: and we wont be able to get everyone to pay by cash alone.I usually say to new clients on the phone that we only take cash or cheques as I find sometimes we do get disgruntled clients when they pull out their debit/credit card to pay and I say we dont accept them!!We have even lost a couple of large sales when someone new wants to buy a couple of expensive facial products or gift vouchers but cant be bothered to go to the cash ,machine,it's only 3 minutes away as well.
As for disciplinary procedures,if you're self employed I dont think this would affect you,not sure though,someone may tell me different:confused:
