I want to rent out my second treatment room, but how?

Hi everyone please could you give me some advice? I'm a salon owner with 2 treatment rooms a separate mani/pedi area and spray tanning room. After employing staff and having them leave to have children or have more hours offered in another salon I have decided to rent my second treatment room. However, I am wanting someone who will help me out in busy times and holidays etc and me and my hubby want to try for a baby later next year. So I really want my clients to kind of interlink and want whoever I get to rent my room to use the same products. I used to rent a room before starting my salon but I was the therapist and the owner the nail tech. So how would I do it? Do I charge rent and use of products? Or ask them to change to my products or work out a change of rate when they work on my clients? Would that be too confusing for everyone? I do want my clients to understand i rent a room but i want to be able to leave salon with someone who will do more or less what i do. Any advice would be welcome.

I've had a few interested. Ive offered £75 per week for room rental includes all bills etc. I'm thinking of taking 15-20% off therapist if they use my products. They can use their own but im just thinking about shellac and my spray tan solution etc. I want it to flow rather than swap and change. Any ideas on a percentage to take if they are my existing clientele?and I have passed on when I'm busy? Should I take more if they use my products and it's my client? Any suggestions would be welcome xx

Oh crumbs it all sounds a bit confusing! What about you supply the products and it's a 60/40 split in your favour??

Surely what you are looking for is a reliable employee? Emphasis on reliable. You set the rules, work hours and prices, choose the products and dictate how the products are used.

If you are dead set on the renter using your chosen brands then id just do a straight split like has already be suggested. Keep it simple for both sides.

why do you think you should be able to command a higher rent/percentage because the renter carries out treatments on 'your' clients? (have i understood that right?) The renter is still using the same amount of her time (which could be spent doing 'her' own clients or on her own business) and the same kind and amount or products are used on 'your' clients... Surely you should just be thankful that somebody is available to carry out treatments on 'your' client so that that client doesnt look for another salon with appointments available? Or am i missing something? Id be a bit put out if somebody said oh you can do me a favour by doing this client for me so i can make sure she continues to come to my salon, but i want an extra amount off you for the honour of helping me

Who gets the walk in clients? Are you going to quiz the walk in clients before they book to decide how they heard about you so you can make sure the renters advertising efforts arent just building up your bank balance? Will you also tell the renter what prices to charge to keep them inline with yours? What if when youre away the renter carries out better treatments than you on 'your' client and 'your' client wants to start being the renters client? I couldnt be doing with all that.

Have you checked with hmrc that what you are wanting to do is within the self employed guide lines?

I think anybody who would be looking to rent a room in the same building as somebody already offering the same treatments is just crazy. X
 
I've had several members of staff that have either left for more hours elsewhere which is understandable given the current climate, really busy or plodding on. That's what I'm after help to see if anyone has had a similar experience. The staff I've had have let me down and I've lost heart in employing someone good. I can't find anyone that's the whole point. I wanted a bit of advice that's all I how I would go about it from the suggestions of my therapist friends and wondered what others thought. The therapist can specialise in something I don't do and just do whatever they want in there own room and I understand clients might swap to other therapist if they prefer them. I'd probably get them to hand out business cards which I can provide free to pass on to their clients and when they call salon to ask which therapist or get them to call her mobile to book and simply manage their own appointments and help me if possible. It would be going through my books via profit margin all correctly.
 
Hi I rent a room two days a week in an already busy salon. The owner is the only other therapist. I do a few things that she doesn't do and she offers some treatments that I can't do. I think she wanted a bit of her life back as she was so busy, so I take clients on that come in that she can't fit in and when she is away I do a lot of hers. From my point of view it is really good as she has a lot of people coming through the door and now she doesn't have to turn anyone away. I put my prices up to the same as hers just to avoid confusion. We have different skin care brands but I am slowly taking on her nail products and other products. She sells them to me at cost but I don't have to buy in bulk which is a real plus for me. As for retail some things i use and don't have to buy lots to retail as she will have it in stock so I am able to recommend to the client without carrying the stock. I take holiday when I want and I don't have to pay rent for those days. Maybe you will be better to get someone in that doesn't already have a lot of stock and suggest they take on yours as and when they need it which will mean no huge cost for them, and if you put in the contract they have to be in when your not that will cover your time off, just point out the positives to them. I promise you there will be a therapist out there that this arrangement will really suit. Sorry it's a long one! Good luck x
 
Thank you for your reply essentialsj I really appreciate your answer. Do you think £75 per week for 5 days is suitable and simply work it as you said? Are her clients happy to use your skin care and adapt to that?
So am I right in thinking you rent room 2 days cover the other therapists holidays and use own skincare and pay out for nothing else except stock as and when you need it? and you are starting to use similar or the same brands instead of paying out when you first start.
Think I should be just happy someone helps with my client base when I'm too busy and for hol cover. If the clients want me they will stay with me x thank you very much
 
I rent rooms out in my salon on a 50/50 split, i have excellent therapists this way as they get great pay, i know they are using the best products and dont scrimp (as i supply them) they pick their own hours and holidays as self employed, some do different treatments eg indian head, reflexology or nail enhancements.
 
But most of us do the same core treatments, its great as we can help cover others treatments when sick/hol/maternity and they will do the same for me. Have a higher staff moral than being self employed and each individual works harder to maintain there clientelle. You just need to find the right staff

Oh thank you for replies I think I'm going with the majority of a split 50/50 with me buying all the products. Really appreciate it. Just need some one now.
Has anyone had any success in advertising I've tried gum tree and my face book xxx
