Renting a space in hairdressers

Hi peeps,
I have finally decided to grab the bull by the horns and go self employed!!! But as I am very excited, Im very new to this and have many queries.
I have found a hairdressers that has a space for me to set up and is asking for 25% for the first month and then after a month he will see how im getting on and decide on a fixed rate.
What does everyone else think about this? do you think I should go 25% for longer?
I supply everything and already have around 30 loyal clients that will follow.
Also I wont have no contract with him so I dont know whether thats dodgy???
Please any advise would be great!!!!

It might be a dodgy situation as you should never judge a book by it's cover. I'm saying this because I have learnt 2 hard lessons in just a short space of time (5 months) at the same salon.

First lesson was a lady renting a beauty room sublet her room by allowing me to share a space in her beauty roomfor my nail table. She had a wall to partition it (it has always been like that even before I came to the salon----she charged me £25 for friday and saturday----two weeks into this, I learnt she has been having problems with the salon owner----so she had to move and while she was moving her things, she took all my nail stuffs worth £1800 with her. She took practicarly everything I owned for the nail business from my 48 cnd nail polishes, my entity products, my mundo products, client record information, foot spa, all my tools to name a few except my nail station, chair and lamp. I still have the case with the solicitors but because she hadn't given me a contract as I've only been there for 2 weeks, I honestly don't know what will come out of it.

Second scenario, the salon owner got in touch with me and said we should be on a 50/50 basis and I'll be self employed-----he has stringed me along with him for 3 months now and last saturday I decided enough was enough as he was coming up with different things saying I would have to be responsible for my equipments and products even though he'll be getting 50 percent of what I earn. I was also supposed to be able to offer beauty treatments such as waxing and eye treatment but said it's not possible at the last minute and I just wonder if it made any sense if I have a skill and can't use it.

People are very shady and I don't know why----I have really learnt a bitter lesson but Please do also remember that not everyone is out to ruin you but be very very cautious.

Were you insured for your products?

Im probably going to get a lockable cabinet to keep most of my expensive products in.

And do you think the reason they dont give you a contact is because they dont have to declare that you rent a space??
Im hoping its going to be ok, as all Im doing is taking up a small space and hes getting extra in his pocket each week and also potential new clients for hair.

I have a beauty room in a hairdressers and i pay a set amount per week for the room which covers all my rates (electricity, water, etc). I buy all my products, do my own advertising, etc. It works great for me and him as we get clients from each other.

The only thing i would be concerned by is that he wants to change the percentage after a month. I can't imagine he would lower it.

Do you feel safe without a contract? On the plus side, you don't have to give any notice. On the downside, neither does he if he wants you out.

We both have keys to the salon and neither of us lock our products away.

That's a horrible situation olabecee. I can't beleive people do stuff like that nowadays. Its a very unprofessional behaviour from the lady you subleted the space from. I own a nail salon and rent one of my nail tables and would never think to treat my tenant like that. I think we should respect others to get respect back. I also wrote a contract in between her and me, I think its better to keep things in writing, so everything is clear from both sides. I had previously very bad experiences without having a contract and believe its so much easy when you got things in writing. Well that's the way I think anyway. Cubanita, Yes I know it's extremely unfair, but the thing is she's just 30 years and I thought I could relate with her as she seems quite nice but I never knew she wasn't. I was told she's been doing this to people not necessarily in the nail and beauty industry but anyone that crosses her path even with friends, family and colleagues. I believed her when she said she would get my contract done and I could start while she's sorting the contract out. I was really excited to finally be in a salon so I didn't mind waiting for the contract plus I was only there for 2 weekends----a very costly mistake on my path. Most people are not really what they seem to be. I had all my stuffs in big moving boxes as I was waiting for my lockable cabinets to be delivered but she took them all---and in the end, I had to return my cabinets back as I wouldn't need them at least for now.
I'm still looking around for new opportunities----I wouldn't let those situations and experiences jeopardize my chances and passion----though I have learnt my lessons and I have moved on to better things---lol

And to Tashastalons, my products and equipments were not insured. I didn't even think I could insure them---lol
 
My situation is the same as FlawlessBeautys. I rent a room within the hairdressers. I am self employed and only give the rent for the room. Electricity, heating, lighting, use of kitchen etc... is all included. I have no contract, but it works good for us both as its quite a casual agreeement. It works well for me, because I get new clients from the hairdressing side, and they are always promoting me, and if it ever didnt quite work out, I can just leave no probs. I wouldnt be happy with the percentage thing, I think its good how it is, I give him my fixed rate and thats it :) xx
 
With the lady, I wasn't on a percentage. I just pay her a set rent so wasn't expecting all my stuffs to be taken. The salon owner was even upset with her because she didn't inform him about me and she made all these arrangements with me knowing for a fact that she would be leaving there anytime as her contract with the salon owner was terminated because she was months in rent arrears. I think I got myself in the wrong environment should I say.
