Solicitor Info needed??

Hi all , just a quick question...
im currently renting a room in a salon , but is going to bigger premises if everything goes to plan but this time its going to be all my own above a hairdressers (again lol) totally separte , im just in the process of getting my contract drawn up by there solicitor , now i have to find one to check it , does anyone know roughly how much it would cost to get the contract checked over.?? and do you have to by law have a solicitor? im so new to all of this side of the buisness ..:confused:.im feel sick the thought of everything thats goes in but once its up and running with luck it will be great!!:green: just graft graft graft ..

any advice is really appreciated:)
 
hey, i opened a salon and it is worth getting someone to check over your lease as they can be very hard to get out of. if you look in the yellow pages there are lots of solicitors that offer an hours free advice, so ring round, also if your in habia or babtac they also free legal advice. hope that helps xx
 
Thank you thats great , im slightly worried should i consider things i want in the contract too , a colleague today said i should ask where i stand if they decide to put the hairdressers rent up , does it mean they have the right to 5months down the line say the rent has to go up in my floor due to such and such and me be stuck thinking well i cant afford it etc ......confused...................:rolleyes:

did u pay alot for the solicitor to look over the contract :)

my solicitor cost about £400 but we were negotiating a brand new lease on an empty building and there was a LOT of letters back and forth, you usually have a fixed rent agreed and depending how long your lease is there is usually a fixed time when it will increase, our lease is five years and an increase after three, but it can all be bargained with, i told my lanlord i couldnt afford it going up and can he lower it or ill have to find somewhere else and he'd have an empty property. he did!! look out for a get out clause, i made sure we had one after a year and a half so if the business wasnt doing well i could cancell the lease, or i would be stuck paying the rest of the rent for the remaining years or finding someone else to rent it. look out for things that they may put in, like you having to redecorate every so often, what your liable for, eg if something breaks, pipes, windows, etc are they going to fix it?? or do you have to pay. this can work both ways, i put in that my lanlord has to redecorate the outside of the building every three years. sorry its a long message, lots to think about. but mine was quite an extensive lease, also think about are you aloud to sublet, eg rent out a room. hope this helps and hasnt confused you further. i know solicitors are an expense and a pain but worth it sometimes. x
 
no that was great info thanks , im just a bit worried now because the ppl downstairs (the hairdressers) who im sub letting from there lease runs out in november , so i need to know if there new lease will effect mine...ohhh why does the legal side have to be so complicated ha ha :green:
