I started a beauty room last year, but now that I've had to go back to work (daytimes), I can't take the business as far as I want to.

So, I was thinking of sub-letting the room out.

The thing is I will still require it for one or two evenings for clients I've had for years that won't want to be treated by anyone else.

So, my equipment will be left in the room, I have two large cupboards that can be lockable so I can have one and the new therapist can have one to store products or whatever in.

I'm trying to find a lease agreement template that will allow me to write everything down so we both know where we stand.

Also, the room can be accessed mon-fri 6am- 9pm and sat-sun 7am - 3pm, what would you say is a reasonable daily/weekly rate to pay.

any suggestions will be great

I think you might be better off posting this in the business section :)

I looked into sub letting my room when I went on maternity leave and I decided it wouldn't really benefit me or another therapist.

Firstly you need to check that you are allowed to sub let. The person you rent from may have something in there contract about sub letting.

As you would only be doing a couple of evenings the other therapist is going to be holding the cards imo. They could quite easily go direct to the salon owner and say they want the room all to themselves so they can do what they like with it.

I have shared a room previously when I first started at my last salon and it was a nightmare !! The other therapist was still at college and used awful cheap products and generally wasn't very competent which I put down to lack of experience. She always left the room in a tip and used my products  She fortunately left about a month after I started and it was the owner that gave her the push as she wanted me to rent the room full time.
