Average weekly rent for nail desk

hi i wonder if anyone could help?
i currently rent a desk in the reception area of a salon, its a fair size space and i have my own branded pricelist up on the wall, along with retail shelves polish racks, desk and a pedicure station but i have bought that my self my self.

at the moment i only work 3 days and i pay on a daily rent basis of £20 on a 5pm finish, £25 on a late night (7pm/8pm)
so i am currently paying £70 a week for 3 days.

the salon owner is looking at renting out the desk on the days i dont work as the salon is open 6 days a week there is potential for her to take an extra £65 per week but im really not keen because all my equipment is there, set up at the desk. products pricelists nail art displays ect and they would be working from 'my' desk. i feel it would be competion literaly sitting in my own chair. and i dont know where this person would keep their stock/equipment put their pricelist/advertising ect as there is just no room. so i suggested me paying a set weeks rent and the space stays as mine so we are going to discus a weekly rent figure asap.

i cant find an average weekly rent for the area to begin discusing, if i carried on paying at the rate im at now x 6 days a week that would be £135 which im sure is extremely high, the salon is in radcliffe manchester and charges 'proper' prices bringing in a lot good clients that would rather pay for quality over a cheap treatment. they also have a huge client base bringing me probably the majority of my nail clients.
i use my own phone, appointment diary, advertising ect, my rent covers the desk/space, water, electricity, theres a water machine & sweets for clients only.

so where do you work? is it a desk or a room? what do you pay and what you get for it ? regarding what you can do with the space and what the rent covers.

any questions welcome any help much appriciated thank you

As someone who is recruiting for a total of seven nail stations at two different locations, this is why I will not employ part time staff. It is too much of a hassle not only for me, but for them as well. I either rent it out at £125 a week or take 50% commission, supplying products at both. It's just not fair on the person I'm renting the position to - they have to share their space with someone else - where would they keep their things? Do they share the lockable drawer? Everything is provided in my price - bills, advertising, their own card machine, online booking facilities, absolutely everything you could think of. I want to keep staff, not drive them away because I want to squeeze as much money out of them as possible. Either your salon owner needs to understand that the space is yours only and you pay the extra, or maybe look at increasing your hours. The owner needs people to be present in the salon during every hour she is open, after all.

wow just realised you supply products at the £125 rent a week basis too!! i bet they bite your hand off lol

It was good of the owner to let you stay on, but I think she either needs to give that desk to you entirely, and not rent it out, or it might be kinder to let you go to another salon.
The £125 is only for the first couple of weeks (my contracts are all air tight to ensure neither myself or my staff are put in an unfair situation) to let them get settled in and to see if they fit in, then it reverts to commission. It's a busy and wealthy area with a large university, they'll each do about £700 minimum per week, so it works out for everyone in the long run. I could never do £125 permanently!
 
I'm in Somerset and was offered a desk for £40 a day in a local salon - no walk in business however a busy hairdressers - this included all bills / tea coffee / hot water / I supply my own towels and products. I decided that this was too much for me to pay but thought it might give you an idea of prices in varying areas

Hi this sounds amazing, can I ask do you have a base for nails yourself or do you manage the people who have employed? SS
 
Have you thought of taking on the full-time commitment that the salon owner wants and then sharing the hours with a friend or another therapist of your own choice. That way you keep control of the space and products by sharing their use only with a person you have chosen. Your holidays and days off could be covered with this arrangement too and you wouldn't lose clients or income.

I don't actually do any beauty or hair procedures myself; my specialism is actually business law! I just invest the time and money into setting up the business, maintaining it, advertising for both staff and customers, etc. I operate it on a day to day basis and expand the business accordingly. I hope to get into franchises as eventually I would like a nationwide chain.

I was thinking about doing something similar within a certain area, in beaming inside that someone is doing it, well done SS

I used to rent a space just like you, all my own equipment, desk chairs etc etc.
At that salon I paid £80 per week rent all in. No extras for elec etc.

Now Im in a different salon and have a whole room to my self for £85 a week again with all my own equipment. At both I have worked full time.

If I worked part time at the first salon it would have been £20 per day.

No way would I ever let anyone else use my stuff though.
