Can you advertise for someone to take over your lease? This way you can keep your business name, rather than sell your business. At least if it goes to court you can prove you have tried your best to find someone so as not to leave the landlord out of pocket. He in fact said to you that 'loads if people' would take it as apparently it's a bargain, maybe there is someone out there who will take it over?
