hi i have ameeting tomorrow with a letting agent for a potential salon location, is it the norm to haggle the price, if so how much percentage wise ???? help
 
God yes!!

Haggle like you've never haggled before... I'd go as low as you think you'll get away with... you don't ask, you don't get!!

haha thanks missus im brutal at haggling and dont wwant to look like a cowboy, its a great location, me thinks!!!! so dont want the man to think "ah here" !!! hahah
 
Don't be worrying what he thinks of you

It's like buying a house or a car... you get the best price you can and when he won't back down just keep saying "sure who'd pay those prices.. there is a recession ye know"!! :green:

Go for it.. you've nothing to lose

Do you have any idea how long the shops been empty? The longer it is, the more desperate they are and it all works to your advantage.

The recession means you can actually haggle more than you normally could.

Some shops r offering a rent free fitting out period, so that's what you should be aiming for first. 1 - 2 months rent free.

If not, then paying half for the first however many months.

I got a great deal on my shop. The landlord was going to give me a third off the first 3 months.

I then used the recession to my advantage. Said I am really worried about taking on all these outgoings in a recession, especially with so many places shutting down. If you could discount the first 6 months, that gives me the chance to build up my business and continue renting your shop. So I got my 6 months.

They expect any good business person to haggle. You both want the best deal. But ultimately the landlord will want you there long term.

I couldn't haggle as much as I wanted to. The landlord pays my insurance, water and rates so it's a great deal. But I was still cheeky and wanted more, and got it he he.

its a brand new location, a building site a t present, that the problem, i ased him if he had much demnd in a beauty salona nd he said no, theres a well known hair salon going in next door and a huge household name coffee shop so thats good, i like what u say that he will be expecting any good business person to haggle ok im game (eeeeek) hahahah
even in thailand in the markets i couldnt haggle!!!! brutal
 
Have you looked at any other salons? Gives you more of an idea what price is reasonable.

Make sure you don't act too interested. Maybe voice concern over the fact that it's a new site, will it def be busy? It's not finished so ask what happens if you're not happy with the finished building work. Jus trying to find reasons to knock rent off.

I used to live in Cheltenham and an amazing brand spanking new shopping centre opened, it was suppossed to regenerate the area etc. It's been a complete flop, lots of empty space. Problem was we already had all the high street shops in the high street.

Think of the haggling as your initiation to become a successful business woman. It's a tough world and you will face much bigger challenges than haggling your rent. The rent is just the first step.

They need to know you're not a pushover, not a good way to start any relationship.

Haggliing is scary, but you'll kick yourself if you don't and make the wrong impression. They need to know DON'T MESS WITH ME! lol

You'll be so pleased when you get a great deal.

no i really appreciate the toughening up, i suppose the business side of things is new to me and im beginnign to think im mad evn going down this road, all the things going against me, the overheads etc , as u say much bigger challenges ahead , the rent is nothing, it being a recession and all maybe im just bonkers......
thing is i haave an idea that isnt in ireland yet so its scaring me al the more

Redchick, that's brilliant advice!

It is very very scary going into business, but don't go thinking that you can't do it... you're well able and the thing you have to think of is, if you DON'T do it you'll always regret it..... so GO FOR IT!!! :hug:

I'm dying to hear how you go with that haggling :lol:

One thing my dad said to me which always sticks in my mind and pushes me forward is

"Never be jealous of anyone. Instead look at that person and admire them. If they can do it so can you. They have got 2 arms and legs, so have you. The only thing stopping you from achieving what they've got is you, so go for it!"

Don't even let failure be an option, I look back on how I started and others would have given up at certain points where I kept going. Just keep going.

If it hasn't been done before then it's either because the idea doesn't work or nobody has done it where you are yet.

Have you seen this idea working somewhere else? If so you'll be fine.

If it's a completely new idea it might not work so be prepared for that and in your mind have a back up plan of how you'd do things differently in your salon if the first plan doesn't work. There's always trial and error, just part of it all. Just don't hang onto things that don't work, recognise when you need change.

said it was deadset at that figure and what could be offered would be three months free in my SECOND quarter
but i need 6-9months rent as security to be released after the 5 year rent lease OR when i make three times my net profit in three consecutive years, that make sense to anyone?
im so disheartened have saved and budgtedted for so much have almost all i need to start but (maybbe stupidy) didnt anticipate this much money aswel
am looking intoi considering an investor
am i mad

An investor??....Where would you even begin to find one??

Would you consider going to the Enterprise board?

You might be intitled to a grant.

karen thats great some one on this in the biz section that they got start up business allowance and grant
didnt know ireland did such a thing, will look up enterprise board now

Yes you do have to pay water rates... I think ours were about €30 a month.. on top of the other rates... aaahhh the joy of it all
 
Pity things didnt go so well. Would you think about sharing the premises with another therapist? Nearly sure all the local county coucils have an enterprise board and even if you cant get the grant they run courses on how to get business set up - that wuold look into all the hidden set up costs i would imagine and help you with a good business plan to show potential investor or bank maybe. Any of their courses are very cheap so worth a look into. Good Luck with everything:)
 
thanks diamond sue i would love to have someone to share it with , but am i mad in saying this that i know of truly noone who i think would give it 100 percent, all the girls i have worked with either leave it, ring in sick grow tired of the industry do it before they have what they call a "real career"

God thats awful but thinking of it I'm not sure I would trust anyone I know in the trade to give it what I would give it. Lets us know how you get on. Will be interested in finding out how you get on with the enterprise board.
