rent + deposit for furniture??

Ive been offered a room to rent but alarm bells are ringing shes had alot of therapists let her down in the past which i know is one of them things but as I was asking about rent we agreed and that was fine. I went and spoke to her later in the day and she then said she wanted 200 pounds deposit for the furniture??? aswell as rent upfront is this normal ive never heard of this surely insurance covers furniture?help! need to make desicion

Rent is always payable in advance so this is perfectly normal.

I've never rented a furnished room, but I suppose it makes sense for the salon owner to protect her property by asking for a deposit. Remember insurance won't cover wear and tear or any deliberate damage. Just make sure that you both look around everything and make notes of any wear and damage before you start (like hire car rental)

It's often common practice to pay an extra months rent as a deposit too, so you may have got off lightly

i knew i would have to pay upfront on rent but I thought that would be taken into account for the rent?I just thought you wouldnt rent a house and pay upfront for the carpet etc as surely as time goes on anything will get wear and tear?

No, you pay one months rent, in advance, just for rent.

Most places want an extra months rent on top of this (effectively 2 months in advance) as a deposit to cover for damage etc.

Like I said, I think a £200 deposit is cheaper than an extra months rent?

Hi,
Some places ask for self employed techs to provide their own desk and furniture so I guess an amount to cover any possible damage is fair.

if you were renting a furnished flat you'd pay a months rent in advance and a months rent as a deposit, so you are getting off lightly methinks. good luck xx
