Room to rent-help!

Hi peeps, I need a little of your professional advice and wisdom....(please move if im in wrong forum!!!!)
....have a friend whos shortly to open a tattoo parlour in an upstairs room-of which I believe there are four rooms in total. They are upstairs to a sandwich shop,right on a main transport link (metro) and bus route and main shopping centre! As I am very new to this I am obviously a little cautious and naive. Apparantley the room next door is empty and looking for a renter, my friends rent is £300pmth but the empty room is a little smaller so may be slightly less.... its about the size of your average living room with water/sink/toilet facilities downstairs shared by each room.
Im wondering what anyones thoughts are on me renting this-good/bad idea? Im a tantrick tanner and will be completing my CND foundation in l&p as soon as the next course starts so will be providing that also...have until july til im a qualified hairdresser xxx

So if i have read your post right at the moment all you can offer is spray tans,
once qualified from CND you would be producing what we call practise sets until your times and confidence are up,
and you wont be able to do hair until next July,
so this time next year the room could be a good idea but at this time it would probably work out that you would be paying out more than you would be taking so not such a good idea,
when you have qualified at CND you need a cheap room so you can do practise sets at a lower price and not have high over heads hth

Sorry hun, if it is not what u want to hear, but have to echo above, u really will need a lot of tans just to pay your rent hun. If u charge 25 a tan, u will need 8 ladies just to pay rent, then u got your electric, ins and product on top of that hun. How many ladies a week do u spray nowxxx
 
Hi people, no no I really want honest opinions!! Thank you for your well needed advice, I was just thinking is it hard to come across an opportunity like this and is it too good to pass off? How long would you say it takes to get up to standard and charge real prices for nails? Thanx everyone xx oops forgot to say-very new to this so dont have many regular clients for tans yet,only have about 7 at the minute but hoped a room would bring in more business! xx

Hun, i no what u are saying and at the end of the day it is your decishion, no one can make it for u. All we can do is advise u on what we think from past experience. I like u had a room i could not refuse, i had a lot more experience under my belt and more treatments to offer and my rent was way cheaper. Yes it did increase my client base but it did not work for me as o just did not get on with the landlord. But i only made enough to cover my rent and overheads. It taked up to six months to break even if not longer before u can take a wage. So if u can afford to cover your rent through not enough clients, not take a wage for at least 6 months and be good at what u are offering in the current market we are in a t min, then go for it. Personally i am home based now and i tell u i love it and my clients are increasing each week but it takes time and that is the hardest bit. My mother used to say rome was not built in a day, i used to hate that phrase but it oh so truexxxx

Ps it will not be a quick way to make a fast pound hun i promise u that and i am sure others on here will tell u the same. Some take years to build a good client base up hunxxxxx
 
Thank you for your very good advice and to be perfectly honest I hadnt considered renting this soon until some one put the idea in my head!! I am going to go on doing mobile until I have enough good experience and no I have a good enough base to start from,thanks so much for helping me make my decision-and preventing me from possibly making a costly mistake xx
 
When you are ready and have the skills you will be able to find a room easily enough,
there are lots of places you can work from
hairdressers
sun bed shops
holistic therapists may have an extra room
clothes boutiques with a spare room
just to list a few,
the world is your oyster but don't rush in and make expensive mistakes hun :hug:
 
No Im not gonna,youve just reinforced what I thought anyway,hopefully Ill be soooooo good by the time I get a space Ill have clients knockin down the door!!!! hee hee xxxx
